Appraisal Services and Fees
Divorce/Court Litigation starting @ $125/hour.
Litigation/Court advocate for Divorce/Probate etc.
$125/hour — This is an hourly fee on top of the appraisal fee for court explanations, or expert witness needs for any court proceedings regarding value on the appraisal that was completed. There is a two hour minimum.
Estate planning/ Appraisal
$475+ — Estate planning should include an accurate valuation for the portfolio. Appraisals should only be completed by experienced appraisers with certifications. The fee of $475 is for homes in typical markets like subdivisions and can increase on complexity such as size, location, views, acreage. Listing Appraisal
$475 + — Don’t list your home without an appraisal. Two major reasons why. #1. You list too high and have to make market adjustments to lower your value makes you appear willing to slide on the price more to future buyers or buyers may assume that there are physical or functional issues with the home prompting the lower prices and can cause you sit on the market longer and longer losing more money as the market softens. Or, #2, You list too low and you lose out on potential income from the sale of your home. Do not put your largest asset into the hands of a sales person or broker. They are not licensed to do market valuations and are not able to determine the best outcome for your homes worth that can prevent falling out of escrows or wasted time when buyer appraisals don’t make value. Go into your transaction with the most information to be an experienced seller or buyer.
Property Tax Appraisal
$400+ — Starting at $400 for a drive-by with comparables that can help dispute the property tax increases by the assessors office. The only to curve the increase trajectory is to slow it down with evidence supplied by a certified appraiser with comparables that support the lower market values.
Conventional Loan Appraisals
$500+ — This is the standard 1004 +MC for all conventional loans for the secondary market. Purchase and Refinance within a 2-3 day turn time on most homes in the market. The appraiser is approved by Flagstar, Chase, Wells Fargo among many other banks and is not on any exclusionary list or black list for any bank. All appraisals are bolstered with enough information for all underwriters to approve and answer any CU underwriter questions should they come into play.
FHA Appraisals
$500+ — This is completed with ny FHA loan or FHA mortgage reverse loan. The appraiser will inspect head and shoulders attic and crawl space and look for all items that would disqualify a home from the FHA program and include the necessary remedies needed to bring it to FHA standards if applicable. The appraiser is on the approved list and can convert a typical 1004 standard conventional appraisal to an FHA if need be with an additional fee should the loan need to be switched to FHA for rates or qualification purposes.
Investor Consultation/Construction Draw Inspections
$100/hour — The appraiser will go over all plans, quality of materials and negotiate with vendors to pull the most income from the project without losing competitive marketability in design or appearance. $125/Inspection — Appraiser will go inspect and ensure the bank that the construction draws are being used per the line item budget and the expectation of completion is on tract for each construction draw for supplies and labor
